RCH has created the Residential Rental Property Rating for Suffolk County in order to categorize and rate properties according to consistent criteria. The RRPR evaluates potential rental properties on five components – Lot Size, House Layout, Year Constructed, School District and finally Location. As is the case in all real estate holdings, location is the most influential factor in determining the value of a property. As a result, the Location of the property under review is weighted more heavily and counts two times as much as all other categories.
RCH looks to find properties that score a “C,” “C+” or “B” on the RRPR. These properties are ideal additions to our Rental Property Portfolio. Properties of this caliber appeal to a large community of renters who are looking for homes in this price bracket and are also located in good neighborhoods. Properties receiving a “D” rating are located in undesirable areas and would prove difficult to rent. Those that would be rated as an “A” would not be ideal because there are few people who could afford the rent of an “A” property looking to rent versus purchasing a home.
